Home Renovation in Thane

Renovating a home you already live in is a different job from fitting out an empty flat. The building is older, the services are already routed, and something is always found behind a wall once work starts. The projects that go well are the ones where that was expected and priced.

Ink Design Studio takes on renovation and remodelling work across Thane — Vartak Nagar, Kapurbawdi, Balkum, Manpada, Vasant Vihar and the older stock around Pokhran Road — as well as refresh work in newer Ghodbunder Road and Kolshet buildings.

What we check before quoting

An honest renovation quote starts with an inspection, not a catalogue. On a Thane flat older than about fifteen years we look at:

  • Waterproofing — bathroom and dry balcony junctions, and any damp patch on a shared wall. This is the most common hidden cost in Thane renovation work
  • Plumbing — original GI lines corrode from the inside. If the flat still has them, replacement during renovation is far cheaper than after a new false ceiling is closed
  • Electrical load — older flats were wired before air conditioners, induction hobs and multiple appliances. Renovation is the moment to upgrade the distribution board and circuits
  • Flooring — whether the existing floor can be overlaid or must come up, which changes both cost and timeline substantially
  • Structural elements — which walls are load-bearing and which are not. In Thane’s older buildings this is not always obvious from the plan

Renovation, remodelling, or refresh

These get used interchangeably and they are not the same job.

Refresh — no layout change. Painting, reshuttering existing units, replacing hardware, lighting upgrade, new soft furnishing. Fast, and the flat usually stays liveable.

Renovation — same layout, new everything. Kitchen and wardrobes rebuilt, bathrooms redone, flooring replaced, full electrical rework.

Remodelling — the layout changes. Walls move, a bathroom relocates, the kitchen changes position. This is the one that needs society approval, structural care, and the longest timeline.

Most enquiries that begin as a refresh turn out, after inspection, to want a renovation. It is better to establish which one you are doing before signing.

Living in the flat during work

Clients ask this constantly. Honest answer:

  • Refresh — yes, room by room, with some disruption
  • Renovation — possible but slow and unpleasant. Expect the timeline to stretch by several weeks and expect dust everywhere regardless of sheeting
  • Remodelling — no. Civil work, plumbing and flooring cannot be done around an occupied home safely

Society rules in Thane

Most Thane societies have firm renovation rules and they affect the schedule more than clients expect. Typically: a written application with scope and contractor details, a refundable deposit, permitted working hours on weekdays only, no work during certain festival periods, debris removal at the owner’s cost, and material movement restricted to the service lift.

We prepare this documentation as part of the project and build the permitted hours into the programme rather than discovering them in week one.

Frequently asked questions

How long does a home renovation take in Thane?

A refresh, 2 to 4 weeks. A full renovation of a 2BHK, 10 to 12 weeks. Remodelling with layout changes, 14 to 18 weeks. Society working-hour restrictions extend all of these.

Why do renovation quotes vary so much?

Usually because one quote includes the civil and services work and the other does not. Waterproofing, plumbing replacement and electrical upgrade are easy to leave out of a headline number and impossible to avoid on site. Ask for an itemised scope and compare like with like.

Can you renovate just the kitchen or just a bathroom?

Yes. Single-room renovation is common, particularly kitchens. Bathrooms need waterproofing done properly and are worth doing as a complete job rather than a surface refresh.

What is usually found once work starts?

In older Thane flats, most often: concealed plumbing in worse condition than expected, uneven floor levels under the existing tiling, and electrical wiring without proper earthing. We flag these as provisional items at quotation stage so they are not presented as surprises later.

Do you handle debris removal and society deposits?

Debris removal, yes, as part of the contract. The society deposit is normally paid by the flat owner and refunded to them after inspection, so that stays in the owner’s name.

Start with an inspection

For renovation work, a site inspection before any quotation is not optional — it is the only way to give a number that holds. Arrange an inspection or see homes we have completed across Thane and Mumbai.
