3BHK Interior Design in Thane
A 3BHK is not a 2BHK with a room added. Once a home has three bedrooms it usually has more than one generation living in it, and the design problem shifts from fitting things in to keeping different routines out of each other’s way.
Ink Design Studio designs 3BHK interiors across Thane, including the larger formats at Hiranandani Estate, Hiranandani Meadows and the newer Ghodbunder Road and Kolshet towers.
Zoning: the decision that shapes everything else
Before any wardrobe is drawn, a 3BHK needs its zones settled. In most Thane 3BHKs the useful split is:
- Public zone — foyer, living, dining. Guests reach these without passing a bedroom door
- Private zone — bedrooms and their bathrooms
- Service zone — kitchen, utility, dry balcony, help access
Plans that ignore zoning produce the classic complaints: the guest bathroom is the master bathroom, the dining table sits in the passage to the bedrooms, or the kitchen door faces the sofa. None of those are fixable with finishes.
Room-by-room, what changes at three bedrooms
Master bedroom. With three rooms available, the master can usually carry a full wardrobe run plus a dresser or a reading corner. Where the flat allows, converting part of the adjacent room into a walk-in is worth costing — but only if the third bedroom is genuinely surplus.
Second bedroom. Most often the children’s room or a parents’ room. If it is for elderly parents, this is where the practical decisions live: bed height, grab-bar provision in the bathroom, a light switch reachable from the bed, and flooring that is not slippery when wet.
Third bedroom. In practice this is the flexible one. It becomes a study, a guest room, a home office, or storage. We design it to change use rather than committing it early — a wall-mounted desk with a sofa-cum-bed handles guest and work duty without rebuilding.
Kitchen. A 3BHK kitchen usually justifies a tall unit run, better hardware, and a proper utility separation. This is the room where spending more genuinely returns more.
Storage planning across the whole flat
Three-bedroom homes accumulate. The households we design for typically need provision for luggage, festival and seasonal items, spare bedding, and appliances used a few times a year. If that is not planned, it ends up on top of wardrobes in cartons.
Where we find it: lofts above wardrobes and in the passage, a dedicated utility cabinet, drawer storage under beds, and a full-height unit in the dry balcony where the building allows it.
Coordination is the real cost driver
A 3BHK has more trades running in parallel than a 2BHK — more electrical points, more carpentry, usually more plumbing. The projects that overrun are almost never overrunning because of design. They overrun because the carpenter arrived before the ceiling was closed, or the counter was templated before the sink arrived.
We run 3BHK projects with a single point of contact and a fixed stage order, which is the only reliable way to keep a multi-trade site from stalling.
Frequently asked questions
How long does a 3BHK interior take in Thane?
Typically 12 to 16 weeks from design freeze. Flats with layout changes, full flooring replacement or bathroom rework sit at the upper end. Society working-hour rules add to this.
Should we do all three bedrooms at once?
If you are moving in, yes — it is cheaper and faster than mobilising twice. If you already live there, doing the master and kitchen first and the other rooms later is workable, provided the electrical plan for the whole flat is finalised before the first chase is cut.
Is a walk-in wardrobe realistic in a Thane 3BHK?
In the larger formats, yes. In a compact 3BHK it usually means giving up the third bedroom or a chunk of the master. We cost it both ways so the trade-off is a decision rather than a surprise.
What about a pooja room?
Very common in our Thane projects. A dedicated niche or a compact unit in the foyer or dining generally works better than a converted room, and keeps the third bedroom available. Several of our completed homes use an arched niche treatment for this.
How do you handle a home with elderly parents?
We plan their room and bathroom first, not last — approach width, switch heights, anti-skid flooring, and a bathroom layout that a grab bar can actually be fixed into. These are cheap to build in and expensive to retrofit.
