The three layouts we see most often

Thane 2BHKs mostly arrive in one of three plans, and each has a different pressure point.

Living-dining as one long room. Common in newer towers. The temptation is to place a large sofa plus a six-seater dining, which leaves no walking line. The fix is usually a four-seater dining against a wall, or a bench on one side, and a sofa without a heavy arm profile.

Living room opening directly into the passage. Older Vartak Nagar and Kapurbawdi stock. Storage in the passage is the single biggest gain available, and it is nearly always skipped.

Separate dry balcony off the kitchen. Very common in Thane. Converting it entirely is tempting but often breaks the drainage and drying arrangement the flat depends on. We usually keep the function and improve the finish instead.

What fits in a 2BHK — honestly

Kitchen — an L-shape works in most Thane 2BHKs. A U-shape needs about 8 feet of clear width; below that the second run makes the aisle uncomfortable
Master bedroom — bed, a 6 to 7 foot wardrobe, and either a dresser or a study, rarely both
Second bedroom — bed and a 4 to 5 foot wardrobe. If it is a child’s room, a loft-plus-study combination buys back floor
Living — TV unit with closed storage below, and a sofa sized to the room rather than to the showroom
Foyer — a shoe unit is worth the 15 inches it takes. Almost every client who skips it asks for it later

What usually does not fit: a walk-in wardrobe, an island kitchen, a separate formal dining, or a full-height pooja room. These can be done, but something else gives up its space.

Where a 2BHK budget actually goes

Usually yes, but it costs you counter length. In smaller Thane kitchens we often place the tall unit for the fridge and oven at the entry end, so the working triangle stays intact.

Is it worth doing false ceiling in a 2BHK?

Only where it does something — concealing AC piping, carrying cove lighting, or defining the living-dining split. A full-flat drop ceiling in a flat with 9-foot height makes rooms feel lower without adding much.
